Hey, guys. Tim with NWAhomebuyer.com here. I’m at a property in Bella Vista that we purchased a few years ago from Miss Mary.
Miss Mary called on some of our advertising where we were looking for properties to buy and talked to us about her situation. I wasn’t real sure that we’d be able to help her: the house didn’t need any work, Miss Mary wasn’t financially distressed, but she was in a situation where she wanted to sell her house to move to a different school district for her daughter. Her daughter had been living with her dad, and her dad was moving, and so Miss Mary was going to move to this school district, so that her daughter could stay involved in some extracurricular activities that she was very passionate about at this school district.
So, we came and talked to Miss Mary, looked at her house, found out what she was needing to get for the house, and we evaluated the numbers. We keep a lot of the properties that we buy as a rental properties, and this was one that we were interested in keeping as a rental property, since it was in great condition. So, we ran the numbers, looked at them. It would cash flow with the number that Miss Mary was needing to get for the property – the price she was needing to get – and so we were able to purchase this property for exactly what Miss Mary was needing, help her get moved to the school district for her daughter, so that her daughter could stay involved in these extracurricular activities. It was a win/win for both of us.
It’s a property that we’re happy to own. It cash flows very nicely for us as a rental. People love living here, so it’s a win/win all the way around for us.
